How to Check Internet Speed Before You Move or Rent
Bad internet is the one thing about a home you cannot renovate, negotiate, or get used to. It is also the easiest thing to check before you commit, and almost nobody does it until the boxes are already in the hallway.
Check the address, not the neighbourhood
The single most common mistake is checking a ZIP code. ZIP codes routinely span fiber-rich blocks and DSL-only blocks. Cable plant ends at a specific pole. Fiber builds stop at a specific intersection, often because a developer paid for one subdivision and not the next. A house 400 metres from a gigabit street can be stuck on 12 Mbps DSL.
Put the exact street address into SignalScout and read the tile you actually land in, then glance at the surrounding tiles. If your tile is fast and the neighbours are slow, that is worth a second look — it may mean a single enthusiastic gigabit household is carrying the median. If your tile is slow and everything around it is fast, you may be on the wrong side of a build boundary.

For context on where an address sits nationally, the Connectivity Score ranks it against measured US percentiles: the median tile is 313 Mbps down, the 25th percentile is 148 Mbps, and the 10th percentile is 57 Mbps. A score in the twenties is not a disaster, but it tells you to plan around it.
Apartments and condos need extra care
Multi-dwelling buildings break the simple picture in both directions. The tile median blends your building with everything around it, including single-family homes on a different technology. A building can also have an exclusive marketing arrangement, a bulk-billed internet package baked into rent, or riser wiring that only supports one provider's coax.
Ask about the wiring, not the marketing. "High-speed internet available" in a listing means nothing. Ask what is physically terminated in the unit: is there a live coax drop, an ONT on the wall, an Ethernet jack in the closet? Ask which provider the last tenant used and what they paid for.

Sanity-check the ISP's answer
Every provider has a "check availability" box, and they are optimistic by design. An address can return "service available" and then fail at the survey stage because the drop is too long, the pole needs make-ready work, or the node is at capacity. Treat an online availability result as a lead, not a promise, and get an install date in writing before you rely on it.
Measured tile data is the useful counterweight here. If a provider says gigabit fiber is available but the measured upload across the whole area is 11 Mbps, something in that story needs explaining — either the fiber is brand new and not yet reflected in the 2026 Q1 data, or the "available" claim is a filing rather than a fact. Timing, which people always underestimate
- Standard installs typically land within one to two weeks of ordering, but appointment slots tighten at the end of the month and around university term starts.
- New drops or line extensions can take months if pole attachments or permits are involved.
- Fixed wireless and satellite can be self-installed in days, which makes them a reasonable bridge even if you plan to switch later.
- Transferring service is not automatic. If your current provider does not serve the new address, you are a new customer with a new install queue.
A five-minute routine
- Run the exact address through SignalScout and note download, upload, latency, and test count.
- Check the mobile tile too, so you know whether a hotspot or 5G home gateway is a viable backup.
- Shortlist two or three addresses and put them head to head using the comparison guide.

Common questions
Can I check an address before I have the keys?
Yes. SignalScout only needs a US street address, which it geocodes through the US Census Geocoder. Nothing is installed and no account is needed, so you can check a listing the moment you find it.
What if the address is a new-build with no measured data?
New construction often sits in a tile with few or no tests. Look at the surrounding tiles for the best available signal, and treat the result as weaker evidence than a dense urban tile with hundreds of tests behind it.
Does a good tile guarantee I will get that speed?
No. The tile shows the median of what neighbours measured on the plans they bought, using their own equipment and Wi-Fi. Your speed depends on the provider you choose, the tier you pay for, and your own router, so treat the tile as evidence about the street rather than a promise about your unit.
Should I trust the ISP's availability checker instead?
Use both. The ISP checker is the only place that gives you provider names and prices, but it reflects a filed claim about serviceability. Measured tile data tells you what those claims turn into in practice on that street.
